As usually detailed in tenancy agreements, student tenants; landlords; agents and private accommodation providers have responsibilities when it comes to the maintenance of properties.

Any disrepair should be reported immediately via email for record purposes and conversations had between both parties should also be followed up with an email. So should a dispute arise, a clear record of conversations can be seen and used for evidential purposes.

It’s also useful, where possible, for dated photographs to be taken of any disrepair.

Any damage made during the tenancy must be reported immediately. Repairs to the property may need to be organised and paid by the tenants themselves or potentially any costs may be recouped from the deposit at the end of the tenancy.
